Real Estate & Title
We represent owners, buyers, sellers, and lenders in disputes over property and title. The work covers title claims and defects, escrow disputes, easement and boundary disputes, problems that arise from a purchase or sale, and construction defects. A property is often the most valuable thing a person or business owns, so these disputes carry weight. They turn on the details in the deed, the survey, and the escrow file. We handle them on either side, whether you are protecting a property or answering a claim over it.
How we approach these matters
Most of what decides a property dispute is already on paper. The deed, the survey, the title report, the escrow file, and the correspondence usually hold the answer. We reconstruct that record early, find where the facts turn, and give the client a candid read on how strong the position is. From there we work toward a resolution that protects the client’s interest in the property.

A title defect is a problem in the ownership record that can cloud or challenge the right to a property. Common examples are an old lien, an error in a deed, a boundary discrepancy, or a competing claim. Some surface only when a property is sold or refinanced. We work to identify the defect, establish the correct chain of title, and clear the cloud on ownership.
-
Boundary disputes usually come down to the survey, the deeds, and how the properties have been used over time. We review the record, establish where the line falls, and pursue a resolution, whether that is an agreement, a quiet title action, or another remedy. Many resolve without a trial once the facts are clear.
-
Possibly. Sellers generally have to disclose known material defects, and when something significant was hidden or misrepresented, there may be a claim. Depending on the facts, responsibility can extend beyond the seller. It turns on what was known, what was disclosed, and what the documents show, so we review the sale file and tell you where you stand.
